The April 2022 market stats in Calgary are officially in! Let’s take a quick look at some of the numbers for the month.
Home Prices
The benchmark selling price for April was $526,000. While there was a small 2% increase in month-over-month prices, April saw a considerable increase of 16.9% from 2021 to 2022.
What is a benchmark price? The benchmark price is the estimated value of a “typical” home in a community, based on the most popular combination of features, e.g. age, size, number of bedrooms and bathrooms.
Sales and Inventory
April 2022 had 4,850 real estate sales, which is approximately 20.2% less than 2021. The inventory for the month sits at 3,401, roughly 6.1% more than last year.
Conclusion
While there was a decrease in year-over-year inventory for April, there were still significant increases in home prices and sales.
