Home Prices

The December benchmark sales price came in at around $518,000, and although that is a 0.2% decrease from the previous month, it is a 7.8% increase from December 2021.

What is a benchmark price? The benchmark price is the estimated value of a “typical” home in a community, based on the most popular combination of features, e.g. age, size, number of bedrooms and bathrooms.

Sales and Inventory

There were 1,204 sales in December, which is a dip of 30.6% compared to December 2021. The inventory for the month decreased by 15.4% compared to 2021, clocking in at 2,214.

Conclusion

The housing market in Calgary cooled off almost everywhere, with the exception of year-over-year benchmark prices.
