New year, new stats! Calgary’s sales and inventory took a sharp decline, but home prices are on the rise. We’ve compiled some real estate market stats in Calgary for you to have a look at below.
January 2023
Home Prices
January’s benchmark sales price reached $520,900, a slight 0.4% increase compared to the prior month and a 5.2% increase compared to January 2022.
What is a benchmark price? The benchmark price is the estimated value of a “typical” home in a community, based on the most popular combination of features, e.g. age, size, number of bedrooms and bathrooms.
Sales and Inventory
There were 1,199 sales in January, which is around 40% lower than last year. January’s 2023 inventory reached 2,451, which is just 6.7% less than that of January 2022.
Conclusion
While sales and inventory numbers dipped compared to last year, home prices increased month-over-month and year-over-year.
