Selling a Home in Edmonton

What to Know About House Staging Costs in Edmonton

The price of home staging will vary depending on a number of factors: how much of your home you plan to stage, what services you use, and which company you go with, to name a few. Generally, staging companies charge approximately $300 to $600 for the consultation. After that, you can expect to pay between $500 and $600 per month per staged room. There is no doubt that home staging can be expensive, but the result is worth it. The good news for YOU is that Realty Unleashed offers free home staging in Edmonton and Calgary as part of our listing services! There is no catch and no strings attached. We believe in the value of a well-staged home and have seen proof time after time that a staged home spends less time on the market and often sells for a higher price. Keep reading if you’re interested in staging your house but are curious about the cost breakdown!

What does home staging include?

Home staging is a combination of interior decorating and real estate marketing. Contrary to popular belief, stagers do more than just put a lovely vase on your coffee table. The furniture aspect of staging is really just one piece of the much larger puzzle. Your house also needs to be cleaned, de-cluttered and de-personalized. And let’s not forget about curb appeal! The exterior of your home is just as important as the interior of your home. Of course, there is a decorating aspect! Furniture and decor should be set up and presented to give off a welcoming yet neutral feeling. Stagers will avoid putting bold pieces in a room to make it enjoyable for the largest group of buyers.

What can you expect to pay a staging company?

Most stagers offer an initial walk-through consultation. The consultation usually means that the staging company will come into your home and give you an idea of how they can work with what you already have. The stager’s goal is to make your rooms feel spacious, inviting and impersonal. For the initial consultation, you can expect to pay anywhere from $200-$600, depending on the company. The next phase is an organizing consultation. This phase consists of a home stager organizing your existing decor, and planning what can be moved to storage during your listing period. This service is typically upwards of $800, on top of the walk-through consultation. You can take it up a notch by paying around $1,500 for a redesign plan, which includes a thorough document of furniture display, including what you already own and rented furniture.

How much do furniture rentals cost?

home staging in Edmonton

This is where things can get really costly. You can anticipate paying approximately $500-$600 per month for each room you stage. The rooms that you should focus on staging are the primary bedroom, a kid’s room and the living room. The kitchen and bathrooms can get by just fine with a good clean and a few small decor pieces; something like a few cookbooks in the kitchen with a succulent will suffice! If you decide to list your vacant home with us, we will bring our furniture to stage your home. We have a wide variety of inventory and determine what to use based on the look and feel of your home! We will also help you stage with what you already have if you live in your home while you list. It is possible to have a well-staged home with your existing furniture and decor!

What about any other costs?

So far, we have gone over the initial home staging costs in Edmonton and furniture rentals, but what about the de-cluttering, packing and bringing things over to storage? You can expect to pay a professional anywhere from $500-$2000 to de-clutter, pack, and put things in storage for you.
